House Rules

1. Do not drink any alcohol and smoke at the house. Backyard and Driveway is the smoking area. No Cannabis is allowed on the property.
2. Keep the kitchen and washroom clean and shut off them immediately after using.
3. Please be quiet when someone sleeping or before 8 am and after 10 pm.
4. All visitors have required check-in and notice us beforehand, visitors can only stay in the house within 2hrs but they are welcome to hang out in the yard.
5. Security camera is in the kitchen area if you have any concerns about it please let us know.
6. If you live with your pet, please ensure the pet is only allowed in the bedroom or outside. Pets vaccine certificate is required upon check-in

Optional meal service and ride service are provided upon request.

HOUSE RULES

Welcome! We're fun and friendly people and welcome you to our home. For various reasons, we've needed to add & expand House Rules for clearer expectations. Generally speaking, any activity that begins with the words, “hey y’all watch this!” is probably not a good idea. We want all our guests to have a fun and safe experience.

In case you missed it in the listing details: this is a no smoking, no vaping property. Especially No Cannabis is allowed on the property.
ID and Vaccine proof are required upon check in for you and anyone in your group.
The House Rules in effect at time of booking override any older rules posted in the unit or unit's Welcome Ppaper. BY COMPLETING THIS RESERVATION, YOU AND ANYONE IN YOUR GROUP, INCLUDING CHILDREN AND VISITORS, AGREE TO THE HOUSE RULES AND THE FEES IN SECTION 9.

1. GENERAL RESPONSIBILITIES
a. You are responsible for the property including, but not limited to: the structure, exterior decks and landscaping, contents of the home, appliances, any unreasonable or significant cleaning of any part of the property or home, that requires extra time from our cleaning staff. Our cleaning staff wipe and disinfect surfaces, vacuum and clean floors, and replace the linens and towels. If they are unable to vacuum because they must first pick up trash off the floor or unable to wipe surfaces because of trash left on counters and tables or if they must gather up, wash and put away the dirty dishes you left behind, that is considered extraordinary cleaning.

b. You will not run the Heat or Air Conditioning while having windows open. This causes us very high electric bills, is unnecessary and inconsiderate guest behavior. There are various sensors in the home that gives us this information which will be verified by security system or a physical visit to the home by the Property manager.

c. You will not interfere with the operation of any of the home’s systems, including but not limited to: Internet, Wifi Extenders, Security Systems, HVAC, Smoke/Fire/CO detectors, outdoor cameras sensors or any other systems. Tampering with a smoke/fire/CO detectors is an illegal offence.

d. The Air Conditioning will not be run if the outside air temperature 25 degrees C. It will not be run anytime the outdoor air falls or is forecast to fall below this temperature. Any damage to the unit for failure to follow this rule is the guest’s responsibility up to the full cost of the air conditioning system.

e. Due to Airbnb’s Terms and Conditions: There are no weapons any kind allowed on the property, even if you have a permit.

f. Due to Airbnb's Terms and Conditions: No racists flags, emblems, bumper stickers, branding, icons, clothing are allowed.

g. Quiet time is 10 p.m. to 8 a.m.

2. PETS & SERVICE ANIMALS
You may have 2 pets with a pre-paid $200 pet fee. Contact us before your stay to add this fee to your reservation. Pet fee must be paid before check-in.

If you are bringing a service animal:
While we would prefer a guest let us know if they are bringing a pet or service animal, in the interest of guest privacy, and Airbnb's Inclusion and NonDiscrimination Policies, unless you voluntarily disclose to us an animal is a pet prior to booking, and have paid the pet fee prior to your check-in, we will consider ALL animals as "service animals". You understand and agree that AirBnb handles claims for damages differently for service animals, and service animals must follow the same House Rules as pets.

Aggressive animals should be muzzled or restrained on leash in common areas. All pets and service animals must have received their monthly flea & tick treatment prior to arrival, and not allowed on chairs or the gel top mattresses. Canvas sofa covers must be used on sofas if your animal goes on the sofas. These are stored with the extra bedding for the sofas. You must clean up after your pet or service animal both inside the home and anywhere on the property.

Animals are not to be left unattended or home alone for hours. A true service animal will go out with you when you leave the house, so please bring them with you. Animals may not cause noise to the extent of causing a nuisance, or interfere with the enjoyment of the property by other guests, occupants or neighbors.

Failure to abide by this policy will result in the animal being asked to leave.

3. CONCERNS / COMPLAINTS
Any complaints, issues or concerns about the property such as amenities, cleanliness, safety, or otherwise, you must contact us immediately to give us the opportunity to correct and fix. Any complaint raised with either us, or with AirBnb, AUTOMATICALLY AUTHORIZES US TO ENTER THE PREMISES to inspect, document and remedy. Failure to notify us or failure to allow us to enter and remedy the situation forfeits any refund. In the interest of fairness, if you decide that an issue was not serious enough to give us the opportunity to address, you may not later complain about it in a review, and you authorize AirBnb to remove that aspect of your review.

4. CHECK-OUT
Check-out is at 11 a.m. on the day that your booking ends. Unless you’ve made arrangements for a later check-out in advance, and it has been agreed to by us, you must check-out. Not checking out costs us money because the cleaners are waiting for you to leave, it delays the cleaning, and it delays having the unit ready for the next guest. If it is not ready for the next guest, that guest has the right to cancel their entire reservation. You will be required to compensate us for any costs related to your failure to check-out.

5. REASONS FOR CANCELLATION
You will be charged a fee, and the remainder of your reservation may be cancelled, without refund, if YOU, or ANYONE IN YOUR GROUP, breach any of the following:
The maximum occupancy of the home.
A reservation made under false pretence. Examples but not limited to: person making the booking is not present, using someone else’s credit card to book, booking as a travel guest then claiming tenant rights, credit card chargeback or reversal, or any other attempt to stay for free or other fraudulent means.
A valid noise, fire, nuisance, by-law or ordinance complaint.
If police show up at the property.
Using illegal drugs (determined federally or by state) anywhere on the property.
Breaking any law while on property or related to your reservation.
Behavior disruptive to other guests, occupants or neighbors.
Violating AirBnb Terms and Conditions.

6. REFUNDABLE DEPOSIT
We may charge a refundable deposit. All or part may be refunded to you after your stay, depending on the condition you left our property. In order to apply to have a refund of the cleaning deposit, please be aware of the expectations of guests in the next section, which all guests agree to, whether they have paid a deposit or not.

7. GUEST’S RESPONSIBILITIES

During Your Stay
A. No flame / fire / burning indoors
Ensure that you, and anyone in your group, does not smoke or vape anywhere on the property, which includes the parking area out front. There is no burning of candles, incense, ethanol burners, or any other substance which causes smoke, flame or potential fire risk. Ceremonial smudging is to be done outdoors. You must grill outdoors. No hookah pipes. We have different types of sensors in the home that can distinguish between cooking smoke, tobacco smoke and other substances.

B. Pets & Service Animals
Please be mindful of other guests on the property and pick up after your pet or service animal immediately. Failure to clean up after your pet / service animal may result in some or all of your cleaning deposit not being refunded.

C. Garbage
All garbage (inside and outside) needs to be BAGGED, and put in the appropriate garbage bin in the carport. All paper/cardboard recycling is to be put in marked recycling bins in the carport. Other recycling (namely cans, bottles, plastic containers or anything that contained food) should be rinsed before putting in a recycling bin (this prevents critters & hornets).
Pizza boxes & cardboard takeout containers that have grease or cooking oil stains are not recyclable and should be put in the regular garbage.

By separating your garbage and recycling, the garbage bins will not be overloaded.

Garbage and recycling left outside, but not put into bins, results in racoons and skunks getting into them. These critters will scatter the trash! Extra cleanup in these cases will cause our cleaners extra cleaning time which will come out of your cleaning deposit.

D. Before Check-out
Generally speaking, leave the home in the same state as your arrival, with any furniture and home items returned to their proper room and place. If you are renting both the loft and main floor, please ensure dishes and kitchen items are put back on the floor you found them. Cleaning staff does a quick inventory of missing items after check-out. Again, returning items to their proper place will ensure you’re not charged for missing items or extra time for cleaners to search for, and put away, misplaced items.

Remove all bedding from beds that were used, including pillowcases, pillow covers, pillow protectors and mattress protectors and place in a pile on the floor next to the beds.

Close and lock all windows and doors. If you do not let us know you have checked-out, we will assume you have not checked-out and overstay fees may be charged.

8. HOW DO I REQUEST A REFUND OF THE DEPOSIT?
If you paid a deposit, please request a refund of your deposit through the AirBnb platform using the Request Money feature. Depending on the cleaning schedule, your unit might not be checked and cleaned for up to 5 days after your check-out. Cleaners take photographs and document any items of concern. All or a portion of your deposit will be refunded within 24 hours of this process. Any disputes are mediated by AirBnb Resolution Center.

9. SERVICE FEE SCHEDULE
YOU AGREE THE FOLLOW FEES ARE IN ADDITION TO ANY DAMAGE CLAIMS OR EXTRA CLEANING FEES

Failure to clean up after pets or service animals (per occurrence) $50
Overstays (each 30 minutes rounded up) $10
Overstays (after 2 hours) flat rate $100 per day
Smoking / vaping / burning indoors $500 per day.
Extraordinary cleaning $25 per person per hour
Interfering with home’s systems $100 per occurrence per day
Running AC or Heat with windows open $100 per day
Exceeding occupancy $70 per person per day
City violation fines: the total cost will be passed on to you
Illegal download fees: will be passed on to you
Legal fees arising out of any Guest issue: will be passed on to you

10. We have outdoor security cameras around the perimeter of the home that are always running and have microphones. There one cameras inside at the kitchen area, will be on at all the time. The wifi points have Google Assistant, and the microphones are usually turned off. Should a previous guest accidentally left the microphone on, you have our permission to turn off any Google Assistant microphone but do not unplug the wifi point as it causes internet connection issues on the property.

11. A FINAL NOTE
Please be polite, considerate and respectful of us, our home, and our neighbors. You will not interfere with our enjoyment of our home, or the neighbors' enjoyment of their homes. You are a guest and may be reminded of the rules. Once. A friendly reminder of the House Rules is not harassment.

12. VIOLATION OF HOUSE RULES
You, the booking guest, and ANYONE in your group, AGREE to all polices described above upon booking. Violations of the House Rules may result in the remainder of your reservation being cancelled, without refund.

    Comfortable home to stay in on a quiet street yet a short walk to many of the main bus routes in the city. Host very attentive and helpful. Highly recommended.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
