House Rules
The Kitchen
You are welcome to use the kitchen to cook your own meals, you are expected to leave it in a clean state immediately after use.
For the comfort of everyone in the household, cooking will be restricted to certain hours of the day; but you will have sufficient access to cook and eat your breakfast, lunch and dinner. Also, you will still have access to the kitchen outside of the cooking hours, to access the fridge or to prepare yourself a sandwich etc.
Your Room
As it is your fully private room, you will be responsible for this and expected to keep your room clean and tidy at all times.
Leave all areas, especially communal spaces in the way you found them mainly the kitchen and bathroom.
Rent
If you are staying for 1 month or less, the full rent is due on arrival.
If you are staying in excess of 1 month, your first month rent is due on arrival and weekly thereafter on the same day each week.
Deposit
Two week's rent is required as a security deposit when you arrive.
This will be returned to you on departure should the room be returned in the condition you received it.
Low Noise Policy
There is a low noise policy at night, you are expected to not make noise from 10pm to 7am. So please be mindful of this when you are watching TV/Laptop or when speaking on the phone.
Laundry
You are responsible for washing your own clothes, towels and linen. To ensure the washing machine is used in the most economical way, you are limited to 2 washing loads per week.
When the weather is nice, you can use the clothes line in the backyard to dry your clothes, and when it’s raining you can use a clothes horse. Access to a clothes drying machine is NOT available.
No Smoking
Smoking is not permitted inside the home or your bedroom.
Can I bring a visitor into the home?
No, It is important to know that for the comfort of all occupants, it is strictly prohibited for you to bring anyone at any time into the house.
Other
The room you are renting includes your rent and bills.
Anything else such as food, your supplies, toiletries, washing powder etc is at your own expense.
Security
We have Ring Camera’s sent up outside for security.
We have a smoke and carbon monoxide alarms in the house.
Smoking Rules
Your host is a non-smoker.
Smoking is not allowed.

Susan was a great host, very friendly and welcoming. Location was perfect and it was a nice area to stay in. I was a student while living with Susan, and the house was always peaceful and quiet which was ideal for studying. Would highly recommend :)

I had a really relaxed stay at Susan's. Very friendly and relaxed atmosphere. Very helpful lady and very good host. Susan was a wonderful host. Nothing was too much. Amazing family.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
