Welcome to our home.
We do welcome longer stays than 6 days but Homestay is making my bookings awkward thus had to put in 6 days as max but it is not.
31 days is max in Guesthouse and 14 days is max in the house.
We charge a cleaning fee of £15 in guest house / stay and £22 in the main house /stay ,so please note this is a charge that will be put on the total as Homestay do not have anywhere for me to add this.
On street parking is possible after 5.30pm weekdays until 8am and all the time on weekends.
If you need to park day time during the week,I can point you to areas that do park and display.
You are always welcome to sit on the patio and work/drink a coffee but the house is private, so other than this ,your bedroom/guesthouse and bathroom is all you will have access to, no access to any other spaces in the house and never the kitchen.
Food are not to be eaten in the bedroom in the house at anytime ,as old pizza boxes etc smells bad and curry even more so and stains which I do not welcome,but by all means order in, but eat outside on the patio on the various tables out there.
In the guesthouse you can of course eat as is your own wee house,with micro and a small foldable table to eat from.
NO DELIVERIES TO GUESTHOUSE AFTER 9PM AS THE DELIVERY GUYS BANG VIOLENTLY ON MY DOOR AND WAKE OTHER GUESTS, DOGS AND KIDS UP SO NOT OK!!!
Guests are lovely, but the only guests welcome here are you, not your friends nor friend of friends I am afraid, parties are never allowed.
I can do washing for you but it cost £12/wash including drying and I take no responsibility if anything shrinks/bleeds so please only give what you know can be washed together.
Now enough about that and some info about us.
We live in the West End / Dean area of Edinburgh,15 min walk from the west end of Princess Street .
I am native Swedish and my boys are bilingual. I also speak Danish and French ( used to be fluent but not anymore ) but having lived here now for 20 years +
Should you choose to stay with us, you would most likely be staying in our Guesthouse in the back garden which is very petite 4m2, private and quiet.
Bathroom is in the main house and available when l am home and awake!
You come and go as you please as have your own door and couldn't get more private. Note the blinds are ONLY privacy not black out blinds and if a sunny morning you might wake up early if you do not have a sleep mask. (ask and I will give you one if you so need)
Check in is after 4 pm until 9pm .
Check out is 10 am ,7 days a week.
The guesthouse has WiFi, underfloor heating , a single bed armchair ,it has a kettle ,Nespresso machine, caffetier , small foldable table to work from, micro, coffee and tea, milk some biscuits , flapjack or croissant .
That is the only breakfast l supply, light and on the go brekkie.
The bathroom ( showers only ) and toilet is in the main house and can only be accessed during ,my, waking hours and when I am around, which is most of the days seeing as I work from home.Saying that if in the holidays I am out with the kids during the day so te guesthouse is more suited for someone who is also out and about and not ideal for working from if you need bathroom access,as house is locked when I am away.I communicate ALL THE TIME via texts. Thus I always text when I leave and when I am back thus if you do the same,there is never an issue.
There is also a portaloo under the bed in the guesthouse for emergencies which I empty and deal with myself ( due to hygiene guests are not allowed to empty as needs to be disposed of securely) This is for emergencies ONLY should the panic need arise,otherwise PRETTY PLEASE use the bathroom inside the house first of all.
I am very good at communicating my coming and goings ,so there is almost always a way to access the main house one way or another. You will not have a key to the main house only to the back gate and your private dwelling.
Weekends there is no access to the bathroom before 7.30am, unless previously arranged or unless you are staying in the main house .
NEVER EVER access to shower after 9 pm. Toilet, of course,for as long as I am awake, (am up until 10.30/11pm most days but also text before I go to bed to give you a last chance should you need it before going to bed yourselves) but my kids go to bed at 8.30 pm and the pipes that are in their bedroom makes a lot of noise .This no matter if you live in house or in guesthouse same rule apply.
Same no showers before 7 am any day of the week unless asked before booking and we have agreed on it .
Weekdays GUESTHOUSE bathroom morning access is 7.15-7.45 or after 9am as do school drop offs and come home as soon as l can.
When you come and go please be considerate keeping the noise levels down, as l have neighbours on either side of my property.
I AM very flexible though, communication is everything!
My ENTIRE PROPERTY IS NON SMOKING and main house is 100% SHOE FREE ZONE .
Face masks might be obsolete, but I ask you use them when you walk into my home at all times from Sep-March . ( Guesthouse and your own bedroom no need BUT using bathroom/entering/exiting always require masks no medical exclusion is accepted!!)
MAIN HOUSE BEDROOM
Should you be staying in the main house please note the room/rooms are our private rooms and have our private possessions in them. We only let them out from time to time thus there are no wardrobe space for my guests but I can lend you a handful of hangers and if given enough notice (2 weeks) I might be able to arrange a clothes rail for you.The room is a single bedroom ca 6m2 and exactly what you see in the photos is how it looks, lovely, clean and bijoux.
You rent a room here and there will be cups and saucers but l am not catered for my guests eating here ,as this is just a holiday let thus my kitchen is not accessible to my guests but private ,same for lounge.
I ask that no hot take away food is consumed in the bedrooms please . Please eat meals outside and enjoy our lovely city, happy to give recommendations.
The bed is a very comfortable brand new single bed and south facing with the bathroom just outside it.

I would ask for 30% non refundable payment upon booking and the remaining 70% no later than 8 weeks before your stay. Thus if you book and it is less than 8 weeks until your stay, full payment is required on the spot.
There is a cleaning charge on top of £15 guesthouse or £22 for Bedroom in house to be paid with the rest of the room charge.
Payment is to my bank account in £ sterling or transferwise .
Pound Sterling is only currency accepted please .
Nearest ATM from my house is at Haymarket Station 15 min walk.
If the room is booked for one,then no sleep over guests are allowed, should this be the case I will ask you to leave immediately ,I will keep your payment in full, as you have broken the house rules .
If I find out that you are smoking in my home-same applies-you will be asked to leave immediately and no refund given.
By booking with me you consent to my rules and regulations and will keep to my very simple house rules.
I do not take any responsibility if you have an accident in my home, or on my property as a whole ,you enter my property at your own risk and by making a booking with me you acknowledge you have accepted these terms.
I hope you can see through the seemingly harsh rules and see what is a lovely home and as a host l just need to safe guard myself from any misunderstandings before they happen.
You will be living with my loved ones and in my most beloved home after all ,and as such are very warm welcome

About the Area
Our house is located in a safe quiet area of Edinburgh about 12-16 min walk from Haymarket Station with lots of buses,trains and the Airport bus stops.
Also another 15 min walk from Princess Street’s West End .
We have bus 13 which stops just outside 2 min walk away and are situated next door to Gallery of Modern Art and the Dean Gallery.
Bus 41 takes to straight to the Beach as well should you so wish,25 min on the bus and a 7 min walk to that bus stop.

House Rules
Dear Guest PLEASE READ AND ACCEPT BEFORE BOOKING
50% non refundable deposit to be paid via cash/bank transfer/transferwise/PayPal friends & family, upon booking and remaining 50% no later than 8 weeks before day of arrival.
Check in is after 4 pm but before 9pm.
Check out is 10am 7 days a week.
No showers to be taken after 9pm as the old victorian pipes makes quite a bit of noice .
PLEASE NOTE THIS IS OUR HOME NOT A HOTEL so please respect my rules and if not suitable please consider my home might not suit your needs.
Smoking ,incl vaping ,on the property incl garden is not allowed.
My home in a shoe free zone, please take off inside immediately you enter please.
No loud music nor guests of guests in the main house nor in the annex at anytime..
The living areas are private in the rest of the house so please respect this.
There will be a kettle ,porridge, soup, coffee and tea, biscuits/flapjack, fruit in the bedroom. (Also a micro and Nespresso machine in annex)
If you need to put any milk/yoghurt in fridge l am happy to be flexible but otherwise kitchen and lounge are private and for family use only.
Dinners are needed to be taken outside of the house as no food like hot takeaways allowed to be eaten in your room unless you are staying in the annex then there is plate and cutlery in there.
Dogs are allowed at a £50 cost and a refundable deposit of £100 .They just have to be low energy, neutered, and submissive/working well with other dogs as I have a little King Charles dog.
No guests of my guests in the main house at any time.

My first experience of homestay was very pleasant. Jessica is so lovely and caring, she makes you feel extremely welcome, anything you need you only have to ask. I would definitely stay with Jessica again in the future, her homemade flapjacks are yummy. Xx

Absolutely lovely stay! Jessica was so welcoming and helpful when suggesting where we should go. Room was clean and comfortable and the house was lovely! Couldn't recommend enough!

A very warm and friendly welcome and stay. Shared some special seasonal Scottish dishes. Directed us to the local church for Sunday service which was very uplifting with a time of coffee, tea and biscuits afterwards.

The picture she post isn't what is on the site. She asked me to check in 6.30 late.
She later gave me a room with no bed, meaning I slept on a coach, no toilet nor bathroom. When I asked she gave me a potty to use and shower in her bathroom on condition that she's home.
The next day in the morning she refunded my money that she's not comfortable with me.
It is not true that she only stays with one son and a dog : the kids are two boys that she keep shouting at the whole place noisy.
I can't wish her well whatsoever.. Hosts like Jessica should be thoroughly checked on and be scrapped offHost reply

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
