We are a family of 3, (of the ages of 63, 47 and 11 years old) & a little dog
Peter runs his own business, Miranda runs the household & works part time at the local school and Jess attends highschool.
We have run a B&B from our home for the last 14 years, but now we fancy a change and are offering our home for longterm homestay accommodation, ideally to studends or young people on work-experience.

Rook Residence is an 200 year old traditional stone built house, half way between Bradford and Halifax in the village of Shelf.

Originally the house was built as two one up one downs for the local mine workers, later extended and converted into one comfortable family/guest house.

Downstairs we have an entrance hall with w.c. A dining room. We have a modern kitchen with high island breakfast bar and American style fridge, open plan to a large lounge. An garden/art room for my paper mache and painting activities. And the master bedroom.
Upstairs there is an office. There is a shower room and a bath room and three generously sized bedrooms all with private wash basin, t.v and wifi available.
Two of these bedrooms are available to rent for exchange students.
The place is central heated and double glazed. We are a non smoking household, but there is a seating outside where it is allowed.
We have a lovely garden for BBQ's and sometimes we do evening campfires.

Additional Info

We are ideally placed for students to Bradford College or University.

About the Area

Rook Residence is situated in West Yorkshire halfway between Halifax and Bradford in the village of Shelf.
We live on a quiet street only 3 minutes walk of a bus stop with frequent connections to both towns and also to leeds, Queensbury and Brighouse.

The village has a library, several pubs who cater good value evening meals, supermarket, news agent, farmshop, baker and butcher.
There is a lovely park with tennis courts and bowling across the main road.
There are several stables and equestrian centres aswel as a cricket and golf clubs close by. A swimming bath with slides, squash, basketball courts and yoga classes only a short bus ride away and there is even a skislope within a 15 minute drive.
The country side is beautiful and there are many foot paths: the famous Calderdale Way and Bronte Route cross by our house.
The picturesque Haworth where the Bronte sisters lived is not far at all and
towards Halifax is Shibden Hall and in Bradford the Media Museum.
Titus Salts Mills where David Hockney has a permanent exhibition is not far either.

House Rules

If you need to cancel your booking we charge a 10% cancellation fee.
If you need to check out early we refund minus 10%

We are a non smoking household, but there is seating outside.
We have a small dog, a wiry coat Lake land terrier.

I will do laundry but not your ironing
The bedding is changed once a week and I vacuum once a week.
You will have to keep your own room tidy and sink, window and window sill clean, empty your bin,
sort your washing and clean up after using the bathroom.
You are also expected to take turns setting the dinner table and clearing it up again.

There is a sink in your room but you share the bathroom with another guests, so you have to be social about the time spent in there; no very long showers (there is no unlimited supply of hot water) and only take a long relaxing bath when you are sure you have the time to yourself.

We eat breakfast together or you may prepare a lunch pack. We will eat dinner together, and I will discuss with you your likes and dislikes about food, so you will enjoy my cooking.

There is a kitchenette you may use if you want to do some of your own cooking, always clean up after use.
I prefer no food in the bedrooms but if you clean up and keep things neat and tidy it is allowed.

You can lock your room, and I am the only one who has a set of spare keys, I will always knock before entering.

You can spend the evenings with us or in your room as you wish.

We will help you find your way around and integrate you in our daily routine, help you get your bus pass etc and show you places of interest, You are very welcome to come along on our family outings if you please but you will need to pay for your own entry tickets if required.

We have two guitars available for use.
Quite a selection of books.
And you are welcome to do some paper mache art work with me if you fancy.

My husband is a wiz on the computer, so any technical problems you might suffer; he can probably help you solve.

I walk everyday with our dog, you are very welcome to join me, good shoes and wellingtons are advised, dirty shoes are cleaned by the hose around the back and dry in the hall.
we live in beautiful countryside but it can be muddy at times.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
