Victorian terraced house, near river, close city centre, in quiet cul-de-sac on hillside beneath Roman walls with pleasant view and no houses opposite. Two guest rooms (double beds) ground and first floor.
Entrance to Ground Floor Guest Room by hallway door (lockable) + 2nd door (lockable) to adjacent shared kitchen.
Entrance to 1st Floor Guest Room by stairs to landing. 1st floor guest room has own tea making facilities. No space for children.
Spacious Bathroom with bath and shower on 1st floor shared with owner and one other guest.
Owner does not use kitchen much, cooking in afternoons, and will not wake you up early or late evenings. Kitchen provides for breakfast of cereals, bread and fruit. Guests have use of kitchen all day.

Strictly NON smokers. No smoking permitted outside. If you smoke do NOT book.

Situated in old West Quarter. Busy town centre 5-8 minutes walk using steep steps, or longer by road. Pub restaurant with riverside tables 1 minute down the road. Historic quayside 10 mins walk with extensive canal walks for 5 miles to the sea.

I am part time retired but busy woman with creative enterprises. Often out working on my boat or the vegetable allotment. I work and sleep on the top floor, 3rd storey.
NOT for people who get up earlier than 08:00. to avoid noise for other guest. I mostly have university Masters and PhD students.
Non-vaccinated for Covid 19 and welcome other non-vaccinated guests.

About the Area

Our house is located very close to the city centre, in historic west quarter, yet surrounded by open space, trees, parks with the River Exe nearby. City amenities; shops, banks are 5 mins walk. The quay, 10 mins away, has cafes, pubs, cycle hire and boat trips with walks along the canal.
Exeter University is 20-25 mins walk or take a bus.

TRAINS
Exeter St. Davids Station from London Paddington. 12 mins walk to my house.
Central Station: from London Waterloo and Clapham Junction (Gatwick Airport links) 8 mins walk to my house.

AIRPORTS
Bristol Airport (Frequent Coach link to Bristol Temple Meades Train Station), 1 hr+ to Exeter.
Heathrow Airport - Coaches from airport (4 hr journey) to Exeter bus station, which is 20-25 mins walk to my house.

Trains to North Devon, South Devon and Cornwall coastal tourist locations from Exeter St. Davids. Beaches at Exmouth 20 mins by train, and Dawlish Warren 10 mins by train. Good base for holidaymakers
You can travel all over Devon for £7 day explorer bus ticket.

House Rules

Absolutely no smoking, not even outside.
Always lock front door when going out and window in ground floor guest room.
Please check taps are OFF when leaving bathroom.
Use kitchen whenever you like. Gas hob and electric grill (works like an oven). Always clean up afterwards.
Small space on fridge shelf for a few things, less if both guest rooms booked.
One friend can visit your guest room between 10:00am-08:00pm.
Guests place laundry in washing machine and leave a message on kitchen table what temperature to wash, then owner will start the machine during the day.

    I stayed 3 weeks at Amelia and Dylan's home and I really liked it. The hosts were kind and welcoming. Amelia is a very open-minded and active lady, with international interests. Dylan is an energetic guy with a great passion for music. It was always a pleasure to talk with them. The house is big, silent and very close to the city center. I would recommend this accommodation, for both the logistics and the familiar atmosphere.

    The house is conveniently located, the room clean and confortable and Amelia and Dylan very nice and welcoming. It was great staying with them.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
